No, HUD does not permit any kind of entry or processing fee to be charged at any time. When residents first move in they will be expected to pay the first month’s rent and a Security Deposit of no more than $100.00 and not less than $50.00.
No, the remaining person does not have to relocate to an efficiency unit. The only reason that person would be transferred is if the remaining resident requests that they move to a smaller unit, otherwise he or she will be permitted to stay in their existing apartment.
Our Tenant Selection Plan, which is mandated and approved by the US Department of Housing and Urban Development (HUD), states that one-bedroom apartments are offered only to two-person households on the waiting list. Current occupants of efficiency apartments can apply to transfer to a one bedroom unit after they have lived here for at least one year. Priority is then given to the In-house Transfer applicants over non-resident applicant households who are on the waiting list for one bedroom apartments.
We have 111 bedrooms amongst all of our apartments. To break it down, The Plaza has 39 Efficiency/Studios for single people and 72 One Bedroom units for households of two members. The floor plans are laid out nicely, but if you’d like to see it in detail, you may click this link here.

In brief, to comply with HUD regulations, rents are based on income from all sources and interest earned on investments, with an allowance for any out-of-pocket medical expenses. The rent will be 30% of the net with HUD paying a subsidy for the balance of the Market Rent. Please ask a member of the Office Staff to give a more detailed explanation.
As long as the household income is below the maximum limit as set by HUD when you move in, there is no restriction on residents seeking employment at a later date. Their rent will be based on income from all sources, so your earnings will be included when calculating any changes.
